In this project, three distinct areas of the home were expanded: the core living space, the entry foyer, and the garage.

A 586 sq. ft. addition complete with basement was added extending into the rear yard. The extension features a larger living room at nearly twice the previous size, and a master bedroom with ensuite bath and walkout. The basement adds two new, larger bedrooms, each with respective walk-in closets. The new ICF basement has been built with 8′ high walls, requiring a bench footing and concrete steps to gain access from the older 7′ high basement.

A small, 28 sq. ft. mudroom has been included at the entry, reducing the larger existing front deck to make better use of the space.

Lastly, the existing enclosed carport was removed and rebuilt as a garage.
A 4′ extension towards the road adds an additional +/- 49 sq. ft. to the garage, providing a bit more room for storage or a larger vehicle.

All foundation work employed ICF construction, while the floor and roof framing utilize engineered I joists and trusses.
